With more than 18 years dedicated to commercial real estate marketing and leasing, shes tackled more challenges than you could count, and surmounted them all for nationally known companies like EOP, Kilroy Realty, Union Investment, Menlo Equities and the Irvine Company.
Before joining JLL, Bess was Leasing Director for the Irvine Companys 7.5 million s.f. portfolio of Class A & B office in Downtown and suburban San Diego. Prior to the Irvine Company, she was with Equity Office for 7 years and was responsible for its office and corporate headquarters portfolio in San Diego. Actively involved with portfolio strategy, including dispositions and acquisitions, during her tenure, the EOP portfolio fluctuated between 2-3.5 million s.f. in 6 San Diego submarkets. Bess began her commercial real estate career at CB Richard Ellis, where she earned the distinguished title of "Rookie of the Year."
Bess best of class service goes beyond the large transaction wins. Bess has completed over 975 leases in San Diego with corporate and local companies that are the backbone of the San Diego office market. These leases ranged in size from 500 s.f. to 220,000 s.f. with a typical average size of 5,000 s.f. Her success in leasing to customers of all sizes has benefited the owners she represents with increased occupancy, cash flow and asset value with minimal downtime.
As a testament to Bess experience and strong reputation in the San Diego marketplace, she consistently finished in the top 5 of 25 national markets in EOPs Voice of the Broker survey in the categories of Responsiveness of Leasing Team (#1), Overall Deal Process Speed (#3), Overall Satisfaction (#4) and Perception of Ability to Serve Clients during Occupancy (#5).
Bess received her Bachelor of Arts in Speech Communication from San Diego State University. In 2011, she was honored by the YWCA with a Tribute to Women & Industry (TWIN) award for her outstanding achievements and contributions to the San Diego real estate community. Bess has twice been selected as one of the "Most Powerful Real Estate Women in Southern California" by Real Estate Southern California magazine. As a member of NAIOPs San Diego chapter, she has served as a board member and was the membership co-chair. Bess is past member of the La Jolla Golden Triangle Rotary and is a Paul Harris Fellow.
The on-time completion and lease up, which exceeded proforma, for the speculative 156,000 s.f. ground up development at Bridge Pointe Corporate Centre;
A 220,000 s.f. 10-year lease with Amylin Pharmaceuticals. In addition to the Landlord and Amylin, this very complicated lease transaction occurred during the sale of the asset and required the coordination of 3 landlords, a master tenant, two subtenants and entailed 7 different legal documents to be executed between the various stakeholders.
